SPECIFICATION
WALLS AND ROOFS
The properties are constructed using local natural sandstone with a weathered finish and
rendered walls under a traditional stone style slate roof with quality black UPVC
guttering and downpipes. There are some natural stone surrounds around the windows.
All internal walls are plastered with a painted finish with the exception of garages.
WINDOWS AND DOORS
All external windows and doors are painted softwood. All external glazing is double
glazed including roof lights.
Internal doors are panelled with an oak veneer finish. Ironmongery is of a quality
chrome style finish.
Garage doors are moulded glass fibre with remote control doors.
WOODWORK
Internal staircases to have oak handrails with contemporary glazed balustrade
where appropriate.
All skirtings, architraves and window cills in a contemporary style with a
painted finish.
FLOORS
The dining kitchens, ensuite shower rooms and bathrooms are to have tiled floors.
KITCHENS
There are luxury hand made kitchens by Clarity Arts with co-ordinating granite
worktops and integrated appliances including a range style cooker and American style
fridge/freezer in plots 1 and 2. Plots 3 and 4 having a more contemporary design with
feature island unit. The utility rooms are also designed by Clarity Arts.
BATHROOMS
There are stylish Duravit Starck 3 suites in bathrooms and cloakrooms with Hansgrohe
Talis S chrome fittings. There is a choice of high quality floor and wall tiling to
the bathrooms.
HEATING SYSTEM
A full gas central heating system is installed with pressurised hot water system and large
capacity cylinder. The radiators are individually thermostatically controlled. All
bathrooms and cloakrooms have all year round chrome towel radiators.
FIREPLACES
The lounge in plots 1 and 2 will have a fireplace with a choice to suit
individual requirements.
ELECTRICS
The properties have a generous electrical specification in polished chrome including low
voltage recessed lighting and a generous supply of sockets.
A superior audio visual package is standard which includes;
- Provision for sky/sky +/terrestrial as well as FM and DAB radio in 2 rooms and
hard wiring in 6 other rooms
- Hard wiring for surround sound television in 2 rooms
- Phone sockets to 4 rooms
- Hard wiring for audio equipment in 4 rooms with 2 further rooms having
ceiling mounted speakers linked to an MP3 docking port
- Visonic Wireless Home Monitor Alarm
The audio visual package can be upgraded now or at a later date to meet the
personal demands of a purchaser. This is available as an extra cost.
A mains operated smoke alarm system is installed.
External lighting is in black ironmongery.
GARDEN AREAS
All patio walls are constructed with a natural stone or render finish with
railings/fencing where appropriate. Paths and patios are surfaced with natural
stone flags or decking.
All garden areas are formed with turfed lawns.
There are private parking areas formed with sets for each property with a single
garage with electric up and over door.
NHBC
The properties have a 10 year NHBC warranty commencing from
practical completion.
PERSONAL CHOICES
The properties come with a high level of personal choice allowances. Purchasers
will be able to choose many aspects of the above specification, unless already
ordered. A final selection date will be given at the time of reservation.
