Irrespective of price each of these unique homes enjoys an excellent specification designed to reflect the demands of modern day living, whilst complementing the Grade II listed period property.

A security system is integrated into the construction work and incorporates mains powered smoke alarms. External doors will feature five lever locks and security bolts and there will also be window locks throughout the ground floor.

A generous electrical specification is provided, with low voltage lighting to a number of rooms. Television aerial sockets will be provided to the living room, kitchen, master bedroom and study. There is a good provision of telephone points, though ingoing purchasers must arrange directly with British Telecom for the installation of each line.

A choice of stylish wall tiling. Kitchen walls will be tiled between the base and eye level cupboards, and to the rear of the hob. The bathrooms will feature part tiling. Where fitted, shower cubicles will be fully tiled. Some kitchen and bathroom floors will be tiled or verneered for added luxury. Ask for further details.

Gas fired heating by an efficient ‘combination’ boiler incorporating a heat store for instant domestic hot water. Radiators are installed to all rooms with the majority having thermostatic valves.

The grounds to the building will be attractively landscaped with each property having a private garden or patio as shown. Covered parking is included with each unit, and is designed in a Victorian style. Each plot has a separate secure store. The general parking area will receive a tarmacadam finish. Warranty
The Erkulis Group have a considerable depth of experience in the conversion of redundant buildings to residential use and are a justifiably proud holder of an A1 rating with the NHBC – the highest rating available. Upon satisfactory physical completion of each dwelling the NHBC will issue a ten year ‘build mark’ warranty.

Amendments
Alterations to the layouts are not available due to the build programme, although purchasers will have the opportunity to choose kitchen fittings and tile finishes from a designated supplier unless already ordered. The final selection date will be advised at the time of reservation. The Erkulis Group will be pleased to quote for any extras, but payment for additional work is required prior to the commencement, and is not refundable in the event of the buyer withdrawing. The developers reserve the right to amend the specification without prior notice.
