Carefully and thoughtfully chosen
WALLS AND ROOFS
The properties are constructed using local natural sandstone with a weathered finish and rendered walls under a traditional stone style slate roof with quality aluminium guttering and downpipes. There are natural stone surrounds around the windows with additional mullions to the front elevations.
All internal walls are plastered with a painted finish with the exception of garage/plant and changing rooms
WINDOWS AND DOORS.
All external windows and doors are natural oak. All external glazing is double glazed including roof lights.
Internal doors are panelled with an oak veneer finish. Ironmongery is of a qualitychrome or brass style finish.
Garage doors are moulded glass fibre in oak colour with remote control.
WOODWORK
The main staircase and landing is constructed in oak with oak fittings to a naturalfinish. All other staircases are constructed in pine with pine fittings and have a painted finish.
All skirtings, architraves and window cills are natural oak to a natural finish.
There are fitted wardrobes in the bedrooms and a fitted dressing area in the master suite.

FLOORS.
The ground floors and first floors are constructed in solid concrete beam and block.
The hallway, cloakroom and reception rooms have high quality oak veneer flooring.
The kitchen, dining area, bathroom, utility, changing and plant room floors are tiled.
KITCHENS
There are luxury hand made kitchens by Clarity Arts with coordinating granite worktops and integrated appliances including Falcon Range and American style
fridge/freezer. The utility rooms are also designed by Clarity Arts.
BATHROOMS.
There are stylish Duravit Starck 3 suites in bathrooms and cloakrooms with Hansgrohe Axor Starck chrome fittings. There is a choice of high quality wall tiling to the bathrooms.
HEATING SYSTEM
A full under floor gas central heating system is installed with pressurised hot water system and large capacity cylinder. The underfloor heating system allows each room to be individually thermostatically controlled. All bathrooms and cloakrooms have all year round chrome towel radiators.
FIREPLACES
The drawing room and dining room have fireplaces with a choice to suit individual requirements.
ELECTRICS
The properties have a generous electrical specification in polished chrome including low voltage recessed lighting and sockets.
A full burglar alarm system is installed with movement sensors and zoning to each floor. There are shock sensors to doors and windows on the lower ground and ground floors. A mains operated smoke alarm system is installed.
External lighting is in black ironmongery.

GARDEN AREAS
All retaining walls and patio walls are constructed in a natural stone finish with a stone coping. Paths and patios are surfaced with natural stone flags.
All garden areas are formed with turfed lawns.
Private drive areas are accessed through electric gates with audio entry system and formed with tegular stone type edgings and surfaced with tarmac for a gravel finish.
NHBC
The properties have a 10 year NHBC warranty commencing from practical completion.
PERSONAL CHOICES
The properties come with a high level of personal choice allowances. Purchasers will be able to choose many aspects of the above specification, unless already ordered. A final selection date will be given at the time of reservation.
